1) Não ser o proprietário: Sim, pode parecer óbvio, mas só é dono do imóvel quem está registrado na matrícula! Portanto, se você não registrou a compra e venda do seu imóvel, não é o legítimo proprietário.
2) Imóvel sem matrícula: Em alguns casos, o imóvel não possui matrícula (registro), sendo necessário avaliar a situação e, após a sua regularização, solicitar a abertura da matrícula, no respectivo Cartório.
3) Diferença na área do imóvel: É muito comum não constar na matrícula a metragem correta construída, dificultando a sua venda pelo valor de mercado e também a liberação de crédito, através de um financiamento imobiliário, além de problemas com a Prefeitura de seu município.
